Everyone wants to time the market. Sell at the top, buy at the bottom. In practice almost nobody manages it, because the top is only ever obvious in hindsight. If you wait for perfect conditions you can wait for years, and the home you wanted to move to goes to someone who did not wait.
The question that actually matters
The real question is not "is the market good". It is "is my home priced correctly for the buyers who are actually looking for it right now". Get that right and you can sell in almost any market. Get it wrong and you would struggle in the best market there has ever been.
Here is why. In any market, at any time, there are people who need to move. A growing family, a new job, a relationship, a downsize. Those buyers are always there. Your job is not to wait for more of them. It is to be the well presented, sensibly priced home they choose when they are looking.
When waiting genuinely makes sense
Sometimes it does. If you are not ready, if the home needs work you have not done, if your paperwork is nowhere near sorted, then rushing to market wastes your best window and you would be better waiting until you are properly ready.
And if you have nowhere to move to and no pressing reason to go, there is no shame in staying put. A good agent will tell you that rather than talk you into an instruction that does not serve you.
When waiting costs you
The usual mistake is waiting for a number the market is not offering. Holding out for last year's price while this year's buyers walk past. Every month a home sits unsold it gets more stale, and stale is expensive.
If you are moving anyway, remember you are usually selling and buying in the same market. If prices are softer, yes you get less for yours, but you also pay less for the next one. Waiting rarely improves both sides at once.
So before you decide, get an honest read on what your home would actually achieve today, from someone who will show you the evidence rather than flatter you with a number. If the honest answer is that you should wait, a good agent will say so.
