How long does it really take to sell a house in the UK?

From listing to keys, how long does selling a house actually take in the UK, and the one thing that stalls more sales than anything else.

The honest answer is that selling a house in the UK usually takes a few months from listing to completion, but the range is wide, and most of the delay is avoidable.

It helps to split the journey into two halves, because they are governed by completely different things.

Half one: finding a buyer

How quickly you agree a sale depends almost entirely on price and presentation. A well priced, well presented home in normal demand can agree a sale in a matter of weeks. An overpriced one can sit for months.

The first two weeks matter most. When your home first goes live it gets a burst of attention, because it is new and it lands with every buyer who has an alert set for your area. That burst only happens once. Price it right and present it well from day one and you catch that wave. Get it wrong and by the time you have corrected course the freshest buyers have moved on, and the whole process stretches.

Half two: the legal process

Once you have agreed a sale, the conveyancing begins, and this is where most of the real delay hides. Searches, enquiries, mortgage offers and the chain all take time, and a sale is only as fast as its slowest link.

The single biggest cause of delay in this half is paperwork nobody chased early. If your solicitor asks for a boiler certificate or a planning document in week ten and you cannot find it, the whole thing stops while you hunt.

The one thing that speeds it up

Get your paperwork ready before you list, not after. Your EPC, your property information form, and any documents proving work you have had done. Almost nobody does this, and it is the easiest way to take weeks off the second half of the process.

Sales rarely collapse on price. They collapse on delay, and delay is usually paperwork nobody prepared.
